Construction management

In a construction management contract, we serve as your agent and advisor to plan, iteratively estimate, organize, budget and supervise your project from its early development through its completion. We coordinate all equipment, materials, schedules and personnel. We ensure adherence to the architectural plans, construction documents and approved change orders.

Pre-construction services

Our pre-construction services ensure that every detail of your project is thoroughly planned out, and can include:

  • Feasibility studies
  • Site assessment and investigation
  • Value engineering
  • Zoning and permitting
  • Constructability plan and review
  • Iterative estimating and budgeting
  • Logistics
  • Scheduling

Design/build

Under design/build, a single company is responsible for both the architectural design and construction management of a project, resulting in a more integrated and efficient approach. Carlton Construction has strong relationships with a preferred list of architects that will contract with our clients. By helping our clients procure an architect and design, and then working upfront with that architect, we obtain similar design/build integration and efficiencies.

General contractor

As a general contractor, we take responsibility for the day-to-day management of a construction site, including subcontractors and tradesmen. Because of our vast background in project and construction management, our clients receive the benefit of that expertise in a general contractor role.

Post-construction services

Our post-construction services ensure a smooth transition from construction to occupancy, including:

  • Organize “as-built” documentation, operation and maintenance manuals, and warranties, which often include explanatory DVDs
  • Assist with obtaining occupancy permits
  • Conduct walk-throughs and training for building systems
  • Prepare a final report and post-project review

LEED

Leadership in Energy and Environmental Design (LEED) is a rating system for the design, construction and operation of energy efficient and ecologically friendly buildings. Carlton Construction can help you with your “green” questions and plans.
